About South Geelong

South Geelong is among the oldest parts of the city. David Fisher built what has been described as the first house in Geelong worthy of the name here around 1836. Before the railway went through in 1876 the suburb reached further north, up to about Kilgour Street, and a Wesleyan school opened in 1854 with the state primary following in 1879.

The housing runs from the 1850s through to the 1920s: Victorian, Edwardian and interwar, with the City South Residential Heritage Area covering a great deal of it. Around 193 further properties have been recommended for inclusion by extending that overlay.

Wool made it. There were wool scours along Gravel Pits Road discharging into the Barwon, Godfrey Hirst opened a mill at Swanston Street in 1899, and the Valley Worsted Mills ran from 1924 to 1973. The Victorian Woollen and Cloth Company mills on Swanston Street date from around 1865 and are among the earliest woollen mills in the state. Godfrey Hirst still operates on Barwon Terrace.

The dwelling mix is what makes it different to work in. At the 2021 census about 68 per cent of occupied dwellings were freestanding houses and just over 30 per cent were terraces, townhouses or semi-detached, with no apartments recorded at all. The average dwelling had 2.9 bedrooms. Small, old, attached and close to the centre.

The practical version for a South Geelong owner: in an attached house, say so when you ring. Where the meter is and whether a wall is shared decides a surprising amount about the job.

If the property is in the heritage area, raise it early. It rarely stops a job but it changes the order things happen in.
