About Belmont

Belmont was settled early, with a pastoral run established south of the Barwon in 1836 and the settlement proclaimed in 1861, but almost nothing of today's suburb dates from then. The population was about 1,250 in 1921 and around 3,000 in 1947.

The suburb as it stands is a post-war creation. Houses went up through the late 1940s, 50s and 60s, a good number of them built for textile workers and labourers, and the suburb spread west toward Highton and then south toward Grovedale in a 1970s subdivision phase. CSIRO opened a laboratory here in 1948 and ran a textiles research centre until 2010.

By the 2021 census the population was over fifteen thousand. What is notable in the numbers is the infill: close to one dwelling in five is a townhouse, terrace or semi-detached, the highest share of any Geelong suburb we cover. Original allotments have been subdivided steadily, so a street can hold a 1960s house and a pair of recent units on what was one block.

That combination is the practical story here. A large body of housing from one broad era, much of it still on its original board, sitting alongside new building that was wired to a modern standard from the start.

The practical version for a Belmont owner: if the house is post-war and the board has not been touched, that is where to start. Everything else you might want to add depends on what it will carry.
