It is, because of what is here. A quarter of the dwellings in the centre are flats or apartments and another fifth are townhouses or terraces, which is a completely different proposition to a freestanding house. Work in a strata building touches common property, the board may not be in your flat, and what you are allowed to alter is not only a wiring question. About Geelong

Central Geelong is the oldest part of the city. It was surveyed in 1838, three weeks after Melbourne, proclaimed a city in 1910, and the heritage building stock in the centre spans 1841 to 1928 across dozens of listed buildings. Over thirty buildings and structures in the former City of Geelong are on the Victorian Heritage Register.

The dwelling mix is what makes the centre different from every other suburb we cover. At the 2021 census only about half the occupied dwellings here were freestanding houses. A quarter were flats or apartments and another fifth were townhouses, terraces or semi-detached. That means a good share of the electrical work in the centre is in buildings with shared walls, shared roof space and shared infrastructure.

Add to that a century of change of use. Wool stores, offices and commercial buildings have been converted to apartments, the waterfront was redeveloped from the 1990s, and towers went up around 2018 and 2019. A building can easily carry wiring from three or four eras at once, and what is in the ceiling is often not what the plans say.

The centre is also directly on salt water at Corio Bay, so anything mounted on an exposed elevation, a balcony or a rooftop is in it year round.

The practical version for a city centre owner: find out early whether your job touches common property or only your own lot, because that changes who has to agree to it and how long it takes.

If you are in a converted building, expect the assessment to take longer than it would in a house from the eighties, and expect us to say so before quoting rather than after.
