Is there anything particular about the housing here?
Two things, and they pull in opposite directions. The suburb is essentially a 1955 to 1975 creation that grew when Alcoa opened at Point Henry in 1963, so the original housing is mid-century and three bedrooms is far and away the most common size. But Newcomb has no room left to expand, so what is happening now is subdivision behind and around existing houses. Between 2016 and 2021 the dwelling count rose while the suburb got no bigger. That means a lot of the work here is either an old board in an original house, or a new supply to something built on the back of one.

About Newcomb
Newcomb was West Maloop until 1956, when the local progress association asked for it to be renamed after Caroline Newcomb, a pioneer pastoralist of the Drysdale district. The post office opened in 1962 as the suburb was going up.
Its growth was industrial in origin. The suburb expanded rapidly through the 1960s, particularly as heavy industry established at nearby Point Henry, with Alcoa arriving in 1963. The institutions date the housing precisely: primary school in 1959, Anglican church in 1962, Catholic church in 1964, a Catholic school in 1965 and the high school in 1969.
It peaked early. The population was 5,412 in 1981 and 4,704 at the 2021 census, so it is smaller now than it was forty years ago. There is no capacity for new estates, and what building happens is subdivision: flats and units going up behind existing houses or replacing them.
That shows in the numbers. At the 2021 census about one dwelling in six was an attached unit or townhouse, up from 2016, while the suburb itself did not grow outward. Three-bedroom homes make up nearly six in ten occupied dwellings, and the rental share is above forty per cent, well above the state average. The council identifies Newcomb among the suburbs with a significant concentration of social housing.
The practical version for a Newcomb owner: if the house is original to the suburb and the board has never been changed, that is the first job and everything else depends on it.
