About Newtown

Newtown is one of the oldest parts of Geelong outside the centre. Land sales started in 1839, it became a borough in 1858, and it sits on some of the highest ground in urban Geelong, which is exactly why it became a desirable address. The council describes hundreds of Victorian and Edwardian houses and several historic mansions.

The heritage survey of Newtown West puts numbers on the mix. The earliest surviving house dates to around 1851, there are a couple of Victorian-era examples and around nine from the Federation period, but the majority of the precinct is interwar, from the 1920s and 30s. Construction is a mix of brick and timber, with gabled and hipped roofs, timber-framed windows and corbelled chimneys.

Three precincts in Newtown West came under the Heritage Overlay in March 2018, along with five individual sites. That matters practically, because overlay controls in Greater Geelong can extend beyond the building to external paint, outbuildings and fences.

The other half of the picture is infill. At the 2021 census about a fifth of dwellings in Newtown were townhouses, terraces or semi-detached, which is a high share for a suburb of period houses. So a street here can hold a 1920s bungalow and a recent townhouse side by side, and they need completely different conversations.

The practical version for a Newtown owner: if the house is period and has been renovated more than once, assume the wiring is layered rather than uniform, and get the board looked at before you add anything substantial.

If you are in one of the overlay precincts, raise that with us at the start. It rarely stops a job but it changes the order things happen in.
