Does being this close to the water change anything?

Outside, yes. Curlewis has waterfront on Port Phillip to the north, so the estates closest to the water get more of it than the ones set back. Salt corrodes metal and it does not need to be sea spray to do it: outdoor power points, light fittings, switchboard enclosures and the screws holding them up all age faster here than they do inland. What fails is usually the fixing or the seal rather than the fitting itself.

About Curlewis

Curlewis sits between Drysdale, Clifton Springs, Leopold and Wallington, with waterfront on Port Phillip to the north. It was farmland until recently: the Curlewis Urban Growth Area began construction in 2010, and estates have been going up ever since, along with a shopping centre and the usual services that follow.

That makes Curlewis the youngest housing stock on this list, and it changes what we get called for. Not ceramic fuses and failing boards, but the things people add after handover. EV chargers, air conditioning, outdoor power for the alfresco, sensor lighting, and a shed at the back of a block that was handed over with nothing run to it.

New builds are wired to current standards, which is a good starting point and not an unlimited one. What the board can carry is the question worth asking before you commit to a charger or a second split system, and it is much cheaper to plan for once than to retrofit twice.

The practical version for a Curlewis owner: your board is probably fine and your question is capacity. What the supply and the board will carry decides whether you can have the charger, the second split system and the workshop, and that is worth knowing before you buy any of them.

The other thing new estates have in common is that the outside was handed over bare. Alfresco power, sensor lighting, a point at the shed and something at the front are the jobs we do most here, and they are much cheaper done in one visit than four.
