Mostly its span. Grovedale was farmland with a few hundred people until the mid-1960s, when housing started spreading out from the Belmont edge, and it accelerated through the 1970s and 80s as schools were built westward. By 2021 it held nearly fifteen thousand people. That means six decades of construction sit in one suburb: mid-sixties houses on their original boards, seventies and eighties brick, and recent building on the southern edge inside the Armstrong Creek growth area. Which decade your house belongs to decides most of the conversation.

About Grovedale
Grovedale started as Germantown. Several Lutheran German families arrived at Corio Bay in 1849, a school opened in 1854 and the post office in 1860, and by the 1860s around seventy German families here supported two hotels, flour mills, tanneries and wool washing works. The name was changed amid anti-German feeling during the First World War, in 1915 or 1916 depending on which record you follow.
A piece of that survives. The German Cottage on Torquay Road, built in 1854, is on the Victorian Heritage Register and is described as a rare and intact remnant of Victoria's earliest German settlement, timber framed with mud packing and Baltic pine lining, combining north German and British colonial technique.
It stayed agricultural far longer than its neighbours. The population was 293 at the 1947 census. Residential expansion began spreading out from Belmont in the mid-1960s and picked up through the 1970s and 80s as schools were built westward, the shopping centre opened in 1985, and by 2001 there were over eleven thousand people here.
At the 2021 census the population was 14,869 across 6,275 dwellings, close to nine in ten of them freestanding houses with almost no apartments at all. The part of Grovedale south of the Warrnambool railway line sits inside the Armstrong Creek growth area, so the southern edge is still being built while the rest of the suburb is fifty years old.
The practical version for a Grovedale owner: find out roughly when your house was built before planning anything substantial. A 1966 house and a 2019 house in the same suburb have almost nothing in common at the board.
If you are on the southern edge inside the growth area, the house is probably new enough that capacity rather than condition is the question.
