Wandana Heights is a purely residential suburb with no industry and no institution behind it. It was first subdivided for housing in 1965, but the bulk of it was subdivided in the mid-1990s, with the land west of the Princes Freeway left undeveloped.
Its appeal is the position. It sits on high ground west of Highton, and the council describes views over Geelong, with Drewan Park providing a lookout over the city, Corio Bay and the surrounding districts. Land values here have run above neighbouring Highton on account of those views.
It has grown steadily rather than dramatically: about 1,500 people in 2001 and roughly 2,200 by 2021, a rise of around 47 per cent across two decades, with an increase at every census.
The housing profile is the most distinctive thing about it. Over 97 per cent freestanding houses, no apartments at all, 3.7 bedrooms and 2.3 vehicles per dwelling on average, and the highest median household income of the Geelong suburbs we cover. Large family homes, individually held, on a hill.
