Its age, more than anything. Armstrong Creek was farmland until development started in late 2010 and the suburb was gazetted in 2012, so effectively every house here is newer than that. The wiring is modern, safety switch protection is there from the start, and condition is rarely the issue. What people ring about is what happens next: the second split system, the charger, the shed, the pool, and whether the board and the supply will carry them.

Armstrong Creek is the newest suburb we cover anywhere. It takes its name from the creek running from Mount Duneed to Lake Connewarre, which in turn takes it from the Armstrong family who leased pastoral land here from the 1830s. Until very recently it was farmland, part of Connewarre and Mount Duneed.
The growth area was gazetted in 2008, approved in June 2010, and development started late that year. The suburb itself was gazetted in February 2012. It covers around 2,600 hectares, of which about 2,500 is developable, and the council's plan is for roughly 22,000 lots and an eventual population somewhere around 55,000 to 65,000. It is described as the largest contiguous urban growth area in Victoria.
At the 2021 census there were 3,982 dwellings and 11,247 people, with a median age of 30 and the largest average household size of any Geelong suburb on our list. Over 95 per cent were freestanding houses and none were recorded as flats or apartments. It is being built out in named estates, Warralily, Harriott, Armstrong Village and Armstrong Grove among them, by volume builders in release stages.
For electrical work that produces a very particular pattern. Whole streets share a builder, a vintage and a specification, the houses are young enough that the wiring is modern, and the demand is almost entirely for additions: chargers, second split systems, sheds, alfresco areas and pools on houses that were signed off five or ten years ago.
