About Jan Juc
Jan Juc is the stretch of coast immediately south of Torquay, six kilometres down and a world of its own: a beach held between Rocky Point and Bird Rock, high cliffs either side, and an ephemeral creek that finds its way through the dunes in the middle. It is a surfing town before it is anything else, and Bells Beach is the next headland along.
It has grown quickly and recently. The population was 3,683 at the 2016 census and 4,151 by 2021, and the housing estates have pushed north far enough that Jan Juc now almost joins Torquay across Spring Creek. That makes for a town of two halves electrically: original houses up near the cliffs, many of them built as weekenders and improved a bit at a time, and estate housing on the Torquay side where the wiring is new and the question is what the board has left on it.
Cliff-top exposure is its own category. This is not a sheltered bay, it is open Bass Strait with a southerly straight onto the escarpment, so the salt load on anything mounted outside is constant rather than seasonal. Outdoor points, deck and garden lighting, meter boxes and switchboard enclosures all want specifying for that position, and the fixings want to be stainless rather than whatever came in the box.
The other practical thing about a surf town is that a lot of houses here are let out or used part of the year. A place that sits quiet through winter and then runs at capacity through January is being asked to do two different jobs, and the faults that surface in the busy weeks are usually things that were already marginal months earlier.
The practical version for a Jan Juc owner: if the house is one of the older ones near the cliffs, start with the switchboard and with whatever is mounted outside, because those are where the age shows first. If it is an estate house, the useful question is how much the board will carry before the next thing goes on it.
One thing peculiar to the cliff streets. Most outdoor work here was specified to a general standard rather than for this position, and what gives way is the fixing or the seal rather than the fitting. If you are replacing something outside for the second time, the fitting was probably never the problem.
